The growing demand for production and storage spaces is increasing land prices. In the vicinity of larger cities, suitable locations are also becoming scarce and the pressure on land use is rising. Therefore, companies are increasingly opting not for new construction, but for investing in the renovation of existing buildings. The renovation of a prefabricated hall today represents a technically and economically sensible solution.
The revitalization of industrial and agricultural complexes was previously considered complicated and expensive. Today, the situation is changing due to the lack of land, energy prices, and subsidy programs. A significant advantage is the existence of transport and technical infrastructure. In renovations, the need to change the zoning plan is often eliminated, which would otherwise prolong the entire project in the case of new construction.
A prefabricated hall within a brownfield allows for the rapid resumption of production or storage without lengthy preparation.
The majority of older halls have a steel structure or a reinforced concrete frame. These structures have sufficient load-bearing capacity and allow for further modifications without major structural interventions. Preserving the load-bearing structure significantly reduces costs compared to new construction.
A good example is the renovation of the ZAKO TURČÍN prefabricated hall in Provodov. The original building had inadequate cladding and high heat losses. We preserved the steel structure and completely replaced the wall and roof cladding with sandwich panels with a PIR core. The result is a significant reduction in heating costs and a modernized operation.
We took a similar approach with the renovation of the hall in Týn nad Vltavou for Ing. Jindřich Kovač. After the renovation, the building received new cladding, replacement of windows and gates, and was prepared for the installation of photovoltaics.
The original perimeter and roof cladding of older halls no longer meet operational or energy requirements. Insulating an industrial hall by replacing the cladding is the most effective way to reduce heat loss.
We use sandwich panels with a PIR or mineral core. We install the panels on the walls and roof in such a way as to create a continuous insulating envelope without thermal bridges. For renovated prefabricated halls, we often choose vertical installation with a concealed joint, which reduces facade segmentation and simplifies details.
For renovations, we commonly supply cladding up to 200 mm thick. In combination with a modern heat source, such as a heat pump, and with photovoltaics on the roof, operating costs are significantly reduced. In some cases, the renovated prefabricated hall achieves the parameters of a low-energy building.
The rise in energy prices shortens the return on investment in insulation. Savings are realized immediately after the start of operation.
The renovation also includes the replacement of windows, doors, and industrial gates. These elements have a direct impact on heat loss as well as daily operations. Properly designed details complement the insulation of the hall and increase user comfort.
