How to prepare the substructure for a prefabricated hall
Every construction project needs foundations and site preparation. A well-prepared construction site is essential for trouble-free, safe, economical, and fast assembly of the hall. The construction is governed by the Building Act 283/2021 Coll. and is understood as a work created by construction or assembly activities from building products, materials, or structures for use at a specific location. A product fulfilling the function of a building is also considered a building.
The Act includes important terms:
- § 9 Construction Site – in the Act, a construction site is understood as a place where construction, installation, earthworks, or maintenance work is carried out, or which supports construction, installation, or earthworks. The construction site includes the building plot or its part.
- § 165 Construction Supervision – the person performing construction supervision monitors the method and procedure of carrying out or removing constructions, especially the safety of execution and operation of technical equipment on the site, the suitability of use and correct placement of building products, materials, and structures on the site, and the way the construction log is kept.
- § 160 Builder – is obliged to ensure proper preparation and execution of constructions; this obligation also applies to earthworks and installations. The builder is obliged, for the purpose of discussing the project according to this Act, to provide the required documentation, which also includes the access road to the work.
- Health and Safety at Work (HSW) Coordinator – is provided by the investor if more than one construction company with which he has a contract is working on the site.
Construction Readiness – Correct:
- Properly compacted surface around the hall made of concrete rubble or macadam fraction 0-64 mm, at least the complete construction
- Properly compacted surface around the hall made of concrete rubble or macadam fraction 0-64 mm, at least in the area of future roads
- Properly compacted surface inside the hall made of concrete rubble or macadam fraction 0-64 mm up to the height of the footings or foundations
- Access road to the hall at least 3 m wide, made of concrete rubble or macadam fraction 0-64 mm
- Area required for material storage at least leveled and compacted – can also be a grassy area
Construction Readiness - Incorrect:
- Uncompacted access road
- Uncompacted and unprepared area around the hall and inside the hall
- Unfilled excavations at the assembly site
- Protruding reinforcements from the foundation structures
